Mortgage β€” Principality (account 806319008)

Confirmed from the email chain, 2 Oct 2026. Two different dates matter, and they are 30 years apart, so do not conflate them:

ThingTermEnds
Interest rate 4.40% (variable)25 months from completion31 Aug 2028
Mortgage term25 years01 May 2051
  • Why 2028 and not 2026 matters: the deal is a 2-year product on a 25-year term. The rate runs out in 2028. Re-mortgaging is a 2028 chore, not a 2026 one.
  • Exact end date: 31 August 2028 β€” confirmed 23 Oct 2026 from the ESIS attached to the 20 April Habito recommendation (the product taken). The ESIS reads β€œA variable rate, currently 4.40%, until 31/08/2028”, with an early repayment charge of 1.00% (Β£1,240) until that date. ERC-free from 1 September 2028. The mortgage letter never stated it; the ESIS does.
  • The ESIS also names the reversion rate: 6.25% from 1 Sep 2028 to 31 Aug 2031, then 6.80% to 1 May 2051. Doing nothing at the product end costs Β£645.83/mo (+Β£191).
  • ERC-free switch point: 1 September 2028 (the 1.00% charge runs β€œuntil 31/08/2028”).
  • Shop-around reminder: 6 months before the product ends β€” ~29 February 2028. Mortgage offers are typically valid 3 to 6 months, so starting at 6 months lets a new deal be locked in time without leaving a gap.
  • Overpayments: allowed up to 10% of the outstanding balance per calendar year without an Early Repayment Charge. Worth checking annually rather than at the end.
  • Watch out: it is a variable rate, so 4.4% is not fixed for the 2 years. That’s a second reason the 2028 review matters β€” the payment can drift before then.

Monitoring set up (23 Oct 2026)

  • Monthly β€” mortgage-position.py (cron 76b97b65d996, 1st at 08:00) appends a row to mortgage-position.md: Bank Rate, your rate, payment, cumulative interest, and the running comparison against the 4.79% fix that was quoted but not taken. Silent unless the Bank Rate moves.
  • On a rate move β€” Telegram message with the new rate, new payment, months left on the product, and whether you are ahead of or behind that fix.
  • Each July β€” mid-term review line; July 2028 carries the product-end notice.
  • 29 Feb 2028 β€” mortgage-remortgage-brief.py (cron e82aefa4abeb) sends the shop-around brief: balance, LTV, ERC-free date, reversion cost, and the sequence (Principality product transfer first, then broker quotes, then structure, then any legal work). The weekly watchdog starts flagging the window from ~1 Feb 2028.
  • Not automated β€” the remortgage decision, and the realised return vs the 5.08% break-even on the invested difference. Both are judgement calls at the July checkpoint.
